Columbus House Hunting – How Many Homes Will Be Coming on the Market?

I have buyer clients who are open to homes in Worthington, Clintonville, Olde Towne East, Bexley, Berwick and Eastmoor. We’ve been looking at homes here and there for probably just over a month or so and the perfect home hasn’t been on the market quite yet.

screen-shot-2017-01-26-at-11-16-12-amIt’s OK. Looking is immensely educational for buyers, especially when they’re with me. It’s educational for me too. I can’t see enough homes – it helps me to form my thoughts regarding value, helps me to counsel sellers on what to do and what not to do and provides talking points for making suggestions to buyers.

My Buyers asked, as an exercise in knowing what to expect going forward, how many homes might be coming on the market over the coming months. This would be especially helpful knowledge in an environment where there is so much talk about the scarcity of homes on the market.

I present my findings to you here so that if you, or someone you know, plan to be house-hunting between now and the end of the summer, you can also have an idea of what to expect. The obvious disclaimer here is that no one can predict the future and past performance is merely the best indicator of what to expect going forward.

What are my takeaways from the above? There are several:
  • Every month, every week, sometimes every day, a home that you might like comes on the market
  • These homes come on the market all the time – even (especially) when it seems like there is “nothing” out there to look at.
  • Be patient
  • Hmmm, maybe there isn’t a concrete shortage of sellers now, last year and in 2015. Maybe there’s an over abundance of buyers?
