Clintonville First Time Home Buyers have been Lighting it UP

I have seen a lot of houses in Clintonville this Spring/Summer.  A lot.  It has to be one of the hottest markets in Central Ohio–and I’m especially talking about the first time Clintonville Home Buyer market — under $200,000 ish. In the last month, 78 greater Clintonville homes went into contract status, 59 of them under $210,000.

Just last week there were two multiple offer scenarios on homes West of High and South of North Broadway. Now, they were priced to sell and sell they are.  A home East of high, a couple blocks West of Indianola and just north of East North Broadway came on the  market one day and went in contract the next. When I showed that home, there were two other Realtors there at the same 30 minutes or so we looked at it.

While the number of homes and time on market of the Greater Clintonville Market in General may look like a Buyer’s market, homes under $200,000 in great shape that are priced well and show well with no major problems have been flying off the shelf a la a sellers market.

Over the last two months, 47 homes sold in Clintonville

For no particular reason I seem to often go from downtown Columbus Condos to Clintonville homes that have sold when I write up my market reports.  As is par for the course, the differences are clear between these two markets. Clintonville remains as popular as ever, even as horrible economic and housing news hits the airwaves every day.

Over the last two months, 47 homes sold in Clintonville.  These homes sold for an

  • average of $130/sf,
  • had 1,608 sf,
  • sold for 95% of list price and
  • averaged a tidy 86 days on market.

A 2288 sf 3 bedroom 1.3 bath home on Beechwold in Olde Beechwold sold for $387,500 in Mid October, the highest amount a Clintonville area home sold for during the last two months.  It was on the market 112 days.

Looking for your piece of the Clintonville Dream, There are currently 162 active listings in Clintonville averaging $147/sf and beginning to drag a little at an average of 135 days on market.

Additionally, you’ve missed out on another 31 Clintonville homes that are currently in contract (averaging $139.50/sf) Three Clintonville homes for sale are currently in contract contingent on a home sale–so you could swoop in and buy those if the buyers in contract don’t remove their home sale contingency.
