If there is anyone out there in Central Ohio still considering the purchase of their first home, now is the time. I am not a cheerleader type, especially for the same sort of party line that all real estate agents are eschewing right now.
That said, the truth is, there’s never been a better time to buy your first home. Interest rates are at historically low levels and thought to be increasing soon. Housing stock, even at this time of year, is plentitful and growing and less expensive than it may have been a couple years ago.
And, oh yeah, there is an $8,000 tax credit for first time Buyers and a $6,500 tax credit for Sellers. There’s never been a better time to buy your first home. Until now.
Delicious Real Estate is rebating cash back to all buyers.
Just like the tax credit, this offer only extends to any buyer who is in contract on a home by April 30, 2010. Unlike the tax credit, this offer is not limited to first time buyers, rather it is open to any buyer.
*Buyers must be pre-approved by lender of choice.
*Homes must be in Franklin or contiguous Counties.
*The rebate will mentioned in the purchase contract for the home and listed on the settlement statement as required by state law.
*You must know the secret password which means you read to at least the middle of the post. The secret password is “Go Clippers!”

Why am I doing this?

The city of Columbus is removing some parking restrictions downtown. For Delicious Real Estate clients, this means you no longer have to worry about parking on 4th Street out front from 4-6 PM when you swing in to chat or sign something after work.
In a nod to downtown businesses big and small, the City of Columbus has decided that, “….the streets could absorb the additional parking hours and not inhibit greatly the flow of traffic going outbound and coming inbound,” said Public Service Director Mark Kelsey.”
I heard this was in the works but I’m still surprised. As one soon-to-be frustrated commuter said in the Columbus Dispatch article, “I think that getting home on time is more frustrating than finding parking Downtown.” The thought of essentially closing two lanes during rush hour will definitely restrict traffic and add a couple minutes to many commutes. As a Columbus Real Estate Brokerage with a main office in Downtown Columbus, I applaud more parking and less parking restrictions.
Aside from stopping in to discuss your Columbus Real Estate needs from 4-6, here are a few other items you will soon be able to do that you can’t today.
This is something I go back and forth on quite a bit. Why use zip codes at all? It’s a rant I’ve posted about before. Zip codes are arbitrary and mean little and yet they can reveal a lot about a part of town.
That’s the key, a part of town, an area of the Greater Columbus Mega Picture. Let’s face it though, if you want to buy a house in Bexley, you don’t really care how many homes are for sale in Berwick. Same with the Short North. If you want to be where the action is, do you care about Harrison West? Of course you do, but you don’t care what’s happening in Milo Grogan and yet they all share the same zip code. On the flip side, What if you DO want to buy in an up and coming area, you still want to keep track of the “better” areas surrounding to make sure your investment will continue to appreciate.
And yet, is it wise to completely ignore real estate trends in the areas immediately surrounding the location you plan to plunk down hundreds of thousands of dollars? Probably you should be aware of what is happening in Merion Village even if you strictly want to buy a home in German Village.
My solution? Quartiles. Divide the market into FOUR median price points and follow what is happening in the area you want to buy in. Read the rest of this entry »
